BOQ is more often represented by Schedule of Rate although sometimes there is also lump sum price.



Activity schedule is represented by Schedule of Lump Sum price and sometime called Work package with Lump Sum price in NEC3 or in forms of contract.



Schedule of Activity from the point of Planning and Scheduling view is different from Activity schedule from point contract perspective. Schedule of Activity is more on task on Planning and Scheduling while Activity Schedule is more often a list of Work packages with lump sum price.

Using the BOQ will cover most of the items, but you need to use the drawings as well because sometimes you need to divide it by zone or by location, which the BOQ doesn’t take care of.

Does it mean that Scheduled BOQ can be activity schedule as well?



Please guide me on correct way of planning. Usually, I am making the BOQ items as my WBS for easy tracking and costing. And then a breakdown of activies from the BOQ items and make a sequence of work...

I agree Samer, it easy to mix up.



If you had a programme of 10,000 activities then a table of activities lose its value.



I think it would be better described as a ’Comparison Table’

Thank you for taking the time to explain it to me. Yes we do that for bigger size projects. It is related to the BOQ items and the price breakdown of each item.



The activities are not discussed at the Tender stage. But it seems that a mixing up of terms is causing a little bit of confusion.



As long as the originator of the question got the answer that they want satisfying the essence of the question, it is ok with us I think.

IMO, it is a table in the ITT/Contract that breaks the job into specific components and associates a price with each component.



When people tender for the job it is common to base the WBS on the structure of the activity schedule, this way the costs in the programme can be easily transfered into the table.



When the Client receives all the tenders, he/she can look at the the table to see how much each company has costed for each specific component. (Be this a building floor, a design stage or the cost of a discipline)



The table can serve several purposes:

1. It makes it easier to compare like for like costs between bids.

2. It can be the basis for which stage payments are made.



I often think if the people who write tenders (and in particular activity schedules) realised this then the activity table would ask for costs that relate to how the job should be planned, that are all at a similar level in the hierarchy. I often fill them out with one line asking for the cost of checking a specific assembly drawing and the next line asking for the total cost of site works!



I suppose if things made sense and were made simple....everything would be too easy! :D

As per PMI PMBOK definition:

"

Schedule Activity: A discrete scheduled component of work performed during the course of a project. A schedule activity normally has an estimated duration, an estimated cost, and estimated resource requiremetns. Schedule activities are connected to other schedule activities or schedule milestones with logical relationshops, and are decomposed from work packages."

Normally a pre-defined table in the Tender documentation.



Best created at a higher level than tasks, as its purpose is to allow comparison of the price between contractors across certain activities/phases on the project.

My understanding with Activity Schedule under NEC3 is the Activities list with Lump sum price or Activity with Target Cost of LS price plus fee. More often it is presented on tabular or table form and a replacement of BOQ or Schedule of Rates.
