You can assign Project Must Finish by Date (same as contractual completion date Or Target Project completion date). For assigning this date, you have to open the project, go to File, Project Overview, Project Must Finish By.
After assigning the above date, schedule the project and then add a column of Total Float, this will help you to identify "Real Delayed Activities" as sometimes Early/Late variance may be -ve but still activity may have +ve total float meaning activity itself is delayed and delayed its successors but still it has not delayed entire project.

Pranab,
In P3 you can see the target Early/Late Variance for start and finish of activity or summary.
Insert a column and get the desired variance you want.
