After deep answer of Jaco I am in difficult situation because :-) You have complete solution :-) so I want to add one important disanvantage of fast track approach to design/build projects.
In practice contractor need to have design in wider range BECAUSE contractor need to plan your production. lag time it is not main problem here. If we have only small part of paper documentayion we are not able to plan our production in right form. We must to plan in small steps. It is not optimal.
In practice PM of this type of project is divider of time and source of restriction for contractor/subcontractors. In my oppinion serious contractor need to have wiede wiew of project with wide freedom/liberty in operational decisions. If documents/design are divided and granulated we have not good condition - we have not condition to optimalisation of schedule (we must to work according to flow of new information - directly and immediately. I dont’t like it.
It is meybe small but important aspects of pros and cons. You short question is very important, dear Renee. My long answer have smaller value ;-) Congratulations.

Pros.
The client have a plant operating earlier Earning money.
The Overall Duration is Shorter and the Time cost saving.
Cons (Depended on how you fast track your project)
Enigineering
Not is not completed so this will increase "errors".
Not enough time for design review.
Procurement
Pricing items without the full technical spec.
Construction
Building as Dwg is finished.
Qaulity
Lower due to increased construction activity.
Safety
Risk Increase (More people on Site people Fatique etc.)
Cost.
More EOT Claims due to delays.
More Direct cost due to decrease in productivity.
More VO due to technical specs.
More Left Over material on end the day.
Pre Commisioning
Must work while construction progress. Safety & Messy
Commisioning
Must Work with Construction & Pre Commisioning Safety etc.
Manpower
A increased in manpower is a must due to a shorter duration Higher Productivity losses and greater coordination.
Due to the above you have a higher chance of Failing the objectives of the project just Imagine that you have left (Or Wrong) of a very important piece of equipment from an order sheat (Due to less time for Design Review) and when you finished your project and are ready to start up you have found that the item have not been ordered then you order this item and you still finish the same time.
And the most important You dont have any time. (I Love fast track project)
Well that is why Fast Track project are common. More Pros than Cons. (A Normal project is so boring)
