PROJECTS ARE INCREASINGLY BEING EXECUTED BY SEPERATE PACKAGES CONTRACTS,INSTEAD OF THE TRADITIONAL MAIN CONTRACTOR CONTRACTS.CONSTRUCTION MANAGERS MANAGE & INTEGRATE THE SCHEDULES OF THE VARIOUS PACKAGES INTO THE OVERALL PROJECT PLAN.
IN THE ABOVE SCENERIO,THE STRUCTURE PACKAGE IS TENDERED FIRST AND THIS PACKAGE CONTRACTOR STARTS WORK IMMEDIATELY,FOLLOWED BY THE SERVICES CONTRACTORS WHO COMMENCES WORK AFTER SAY 4 MONTHS,FOLLOWED BY BLOCK WORK & PLASTER CONTRACTOR SAY 9 MONTHS AFTER THE STRUCTURE CONTRACT,FOLLOWED BY GLAZING CONTRACTOR AND FINISHING CONTRACTOR AFTER 1 YEAR AFTER STARTING THE STRUCTURE.ASSUMING THE PROJECT COMPLETION DATE OF THE SERVICES AND FINISHES CONTRACTOR ARE SAME
IN THE ABOVE CASE THE SERVICE CONTRACTOR IS UNAWARE OF THE PROGRAM OF THE BLOCK&FINISHES CONTRACTOR,HE SUBMITS HIS PROGRAM TO MEET THE PROJECT COMPLETION SCHEDULE,HE SCHEDULES ,HIS FIRST FIX ACTIVITIES PROPERLY ,BUT HIS SECOND FIX AND FINAL FIX ACTIVITIES ARE PLANNED AT HIS OWN DISCRETION WITHOUT CO-ORDINATING WITH THE BLOCK AND CONTRACTORS.IN THE ABOVE CASE CAN THE SERVICE PACKAGES CONTRACT PROGRAM BE APPROVED WITH THE CONDITION THAT HIS SECOND AND FINAL FIX ACTIVITIES HAVE TO BE RESCHEDULED AND CO-ORDINATED AFTER THE FINISHES CONTRACTOR SUBMITS THE PROGRAM,AT WHICH POINT THE OVERALL DETAILED PROJECT PLAN FOR ALL THE PACKAGES WILL BE PREPARED.
FROM THE OWNERS/CONSTRUCTION MANAGERS POINT OF VIEW,HOW THE APPROVAL OF THE SERVICE CONTRACTORS CONTRACT PROGRAM CAN BE DEALT WITH TILL THE OVERALL DETAILED PROJECT PLAN IS DONE
