Delay Analysis to Activities not listed in the schedule

Hi all! We have an approved schedule that the block works and internal plaster activities are combined (single activity only with 30 days duration). Client issued variation order to change internal plaster thickness, now my problem is how can you link the delay event to internal plaster activity if block works and internal plaster are single activity only? Thanks in advance!

In the past, I've done an efficiency analysis...

You need to calculate how fast they should have done this based on the initial thickness, then compare it to the current thickness (in Excel)

Get them to agree on that, once you've done that you can allow for that and accurately.

I use this method en-mass and it works for me

I understood that the activity has not started yet and the analysis shall be easy, in this case it would be an increase in activity duration, the most easy to analyze. 

Not all delays occur in between the activities, it is not uncommon for a delay to happen on activities while in progress especially if long duration activities typical of linear projects. This is the first time I heard that a delay analysis on an activity in progress is not feasible.

It if has started but not finished the analysis is not as simple as a change in duration where no fragnet is needed.  Whatever has been plastered already might need some re-work and a fragnet of several activities might be needed.  By using project records it shall not be difficult to reconstruct the details needed for the analysis.

And where precisely along the task duration would you link your Fragnet?

You would be guessing and that will not work.

Dear Dean,

Depending on when the Variation Order was issued I would impact this event as follows:

If the Variation Order whas issued before the commencement of the plastering activity I would increase the activity duartion by a reasonable % to allow for the additional effort required. 

If the variation was issued after plastering was completed I would create a fragnet with all relevant activities such as Issue of Instruction, procurment of material,  removal of existing layer, plastering 1st Coat, 2nd Coat, Final Coat Plaster ect. and I would linke the last of these activities with the successor of the original "Blockwork and Plastering" Activity.

I understand that when there is a change in scope the old activity and schedule is no longer valid and a new schedule with either the same number of activities, less or more shall not be rejected if it is reasonable and represents true revised plans.

  • If the overlap between the sub-activities is small the use of a single activity can be considered unless the sub-activities have links to external activities and your software does not provide for double links. I take no issue with how you scheduled the activity. It is a 30 days activity and I would expect the lag between sub-activities to be about one day if in the tropical heat. I suggest talking to the supervisor who will be in charge of these activities/sub-activities.
  • If the contract requires EVM [not a fan of it] then in this case it would be better if you keep the Original Activity and change its cost and duration as for the client to compare against original activity cost and duration when using EVM.

It looks like Mike do not believe in time location schedules, the activities are performed in multiple (quite a lot of locations) that it makes sense to somehow show the multiple locations in which a single activity is scheduled to happen. Imagine 1,000 activities each to represent 1 meter segment for each kilometer of pipe installation. Or in this case an activity for every coat on every wall on every room.

To keep computer assisted resource leveling of different crews working on the same activity splitting the work on separate activities will allow the software the different teams to work at different times when they should be working together. Therefore the requirement to always keep them apart makes no sense.

Mike does not believe in computer resource leveling and in such case he must track and manually level all these activities while making sure there are no resource overloads.

  • In his case it does not matter if he use many activities to represent work done as a single team, he must make sure he manually takes care of scheduling at the same time without resource overloads.
  • This can be a monumental task on schedules with thousands of activities and hundreds of resources because at every update the soft-links as to force the schedule to be resource leveled must be erased and changed as need be to get new resource leveled schedule, if you do not do this the revised schedule will be too far from optimal.
  • It will be feasible, same as if you schedule the job one activity at a time, all in tandem, it will take very long time but will be feasible.

Hi Dimple.

Rafael is right - you have to re-construct your Level 3 task - and the engineer may not accept it.

That is why planners should NEVER use multiple trade / multiple location tasks in a programme.

What if the change had been for a few rooms only - kitchens and bathrooms - you would have been completely stuffed.

This change represents changed conditions prior to impact.

Create a schedule update to variation order date as to represent conditions prior to changed conditions.

To model changed conditions you eliminate old activity with a duration of 30 days and substitute it with a new activity(es) and increased activity duration, suggest rename it as Revised block works and internal plaster, with a new cost and new duration.

Increase in internal plaster thickness might imply an additional coat is needed. The impact in activity cost is clear but the impact on activity duration and on project duration is not necesarily clear. You might need an expanded network as to justify the increase in activity duration you are to plug in.

Deppending on impact you might need additional activities to account for extra mobilization time, but in this case it looks like only original activity duration increases.

If the change causes an increase in total project duration you are entitled to additional activity cost, extended overhead and EOT. In there is no change in duration then you are entitled only to additional activity cost.
