Construction of High class premium Residential Towers in 3 Phases with CSP of 5 Blocks with cost of 1200 Crs with Total approximate built-up Area of 6 lakhs Sq.Ft

DLF Capital Greens is the largest private sector residential project developing at Delhi, India. TICI is providing Project and Construction Management Consultancy Services for Phases I to III on a 38-acre site located at Moti Nagar, Delhi. The development comprises of a school, 23 Apartment Towers with varying heights from 21 to 29 stories, plus five CSP (Consumer Service Personnel) housing blocks from 11 to 13 stories each. The residential structures are built on a common 3-level underground car parking structure with an extensive landscaped, grade level, 16 acres, common terrace. The terrace area contains a Community Centre, Senior Citizen Area, Water Features, Swimming Pools and Tennis Courts and is surrounded by more than 100 acres of maintained Greens

Phase I: 10 Nos. Towers varying of height from 22 Floors to 29 Floors

Phase II: 10 Nos. Towers varying of height from 21 Floors to 29 Floors

Phase III: 3 Nos. Towers varying height from 24 Floors to 28 Floors

Community Service Personal: 5 Nos. Blocks with 11 to 13 Floors in each Building

Role & Responsibility: Working as PMCS Manager

  • Reviewing / Approval / Develop detailed Baseline Construction Program in line with agreed Scope of work and BOQ using suitable software Programs i.e. MSP or Primavera
  • Establish Major Milestones of the Project and tracing Critical Path Activities of Master Construction Program for better monitoring and control of Project
  • Establish Handover sequence as per Client Priority (Project specific requirements)
  • Identify and loading of resources for various trades of Labour as per agreed productivity rates between Client and Contractor ( in terms of Quantity of Work & Manpower)
  • Establish basic Tools / Templates for proper monitoring of Project over the period of completion
  • Identify subnet programs related to specialized agencies and nominated sub-contractors to avoid / minimise delays to the maximum possible extent, to complete the Project as per specified timelines
  • Updating detailed construction program Weekly/Monthly basis to establish Project Status  Planned Progress Vs. Actual Progress achieved
  • Preparation/Updating of material procurement Schedules as per Site Progress status and identify long lead Items
  • Interim Target Schedules and One-Month Look ahead programs to monitoring Site Progress at micro-level
  • Co-ordinating with other departments i.e. Design, QA/QC, Construction, Contract and MEP dept. in charges etc.
  • Preparation of Weekly / Monthly Reports to Client as well as internal purposes
  • Assisting the Project Manager regarding schedule variances / impacts in comparison to agreed baseline Programs / Revised Programs 
  • Assisting in correspondences to Contractor, and interpreting contractual obligations related to Planning and Schedules point of view
  • Regulating issuance process of documentation i.e. Drawings, Documents, RFIs, JSIs etc.
  • Review and finalisation of part schedules i.e. Retaining wall, External works Programs in line with Site logistics over the period of Project
  • Monitoring the Contractor’s updated schedules, check for deviations against agreed Baseline Schedules and implementing necessary steps to rectify delays and preventive measures to escalate progress where ever required
  • Preparation of delay analysis reports, Risk management and mitigation measures
  • In case of major delays, preparation of recovery programs with increased “Rate of return” or “asking Rate of progress” to nullify delays and to complete the Project within agreed Time frame
  • Suggesting and correcting Labour requirement of various trades at regular intervals as required by Project over the period of execution
