²  Verification of subcontractor bills as required.

²  To prepare and maintain necessary reports / records and documentation.

²  To cooperate in the coordination of activities between principal contractors, subcontractors and any other individual parties who may be working on the same site.

²  Verify reports reflected on the statement of work accomplished/Monthly Valuation submitted by the Quantity Surveyor.

²  Timely and cost effective delivery of all project deliverables as per contract.

Project Controls Management:

²  Studying the tender documents in order to gain a clear overall understanding and to fully appreciate the requirements for specific technical area and to appreciate the relevant construction methods.

²  Reviews Projects strategies, execution plans, scope of work & contracting strategies.

²  Evaluate direct costs including labour wages, equipment hire and all other costs etc. to ensure that the relevant & appropriate figures are applied.

²  Evaluate indirect cost estimate and review the technical proposal under the supervision of department manager or senior proposal leader.

²  Setup and maintain a cost control system (cost codes, cost centres) covering expenditures for all activities on the project in accordance with the company policy.

²  Assure that the method of measurement agreed with the client is being followed at all times.

²  Verify correctness of material quantities considered while calculating the work executed and progress of individual activities and finally ensure correct invoicing.

²  Time & Cost monitoring to analyse running projects to complete the job in time with allocated budget.

²  Preparing schedule of Monthly Cost of projects by checking Job Cost Ledger and Purchase order Listing.

²  Determine and prepare schedule of Accumulated Cost of the projects, prepare and estimate cost still to spend until project completion based on the remaining unspent budget of projects in coordination with construction manager.

²  Prepare Revenue Report of a Project based on the contract Value, Compare Revenue and Cost to determine the profitability of the Project. Generate inflow & outflow cash flow status based on invoicing & cost.

²  Coordinate with billing engineer to invoice for the projects as per contract with clients whenever required.

²  Preparation of Reconciliation statement for major materials considering consumption, wastage factor in order to calculate remaining quantities to be executed.

²  Preparation of material controls report, variance between tender and budget of materials report, Quantities take off sheet & Contract amount monitoring.

²  Follow up the corresponding departments for updating registers for drawings, material submittals, method statement, specifications, etc.

²  Prepare Schedule of Variation Orders & Claims of a Project in coordination with the contracts manager & project managers.

²  Preparing project closeout reports at the time of completion of projects for future references.

Procurement Management:

²  Responsible for cost effective procurement of construction materials.

²   Negotiating with vendors to get the best price & quality on materials purchased.

²   Implementing strategies and procedures for vendor development & timely purchasing.

²   Implementing & maintaining ISO/other statutory requirements for purchasing activities.

²   Ensuring timely delivery of materials from vendors.

²   Verifying & checking invoices & maintaining proper records as per ISO standards.

²   Monitoring correspondence with vendors for wrong/delayed/short supply of materials.

²  Preparing comparative statements of each supplier received quotations and updating accordingly if we receive any revised quotation after negotiations.

²   Identifying & developing a reliable Contractors & Vendor source for achieving cost effective purchase of equipment’s, accessories, and materials with timely delivery so as to minimize project cost.

²  Establishing time span of project execution as per Management specifies.

²  Monitoring project status during the course of periodic project review meetings.

²  Evaluating Designs; coordinating with Consultants & Contractors for changes in the same.

²  Managing all construction activities including providing technical inputs for methodologies of construction & coordination with site management activities

²  Coordinating with consultants and Subcontractors, monitor their performance in view of project schedule.

Site & Construction Management

²  Managing overall operations for executing civil construction projects within cost & time norms.

²  Anchoring on-site construction activities to ensure completion of project within the time & cost parameters and effective resource utilization to maximize the output.

²  Implementing Quantity Surveying services; inspecting field sites to observe and evaluate condition and operability of facilities and structures, and to collect field survey data and measurements.

²  Designing and implementing stringent systems and quality plans / manuals to ensure high quality standards during all the stages of project.

²  Ensuring suitable deployment of manpower & timely availability of manpower (designers & engineers).

²  Ensuring adherence to quality standards and norms. Quality Assurance / Quality Control to ensure that everything is going on as per high quality standards.

Commercial Operations:

²  Managing the tendering process from floating of bids to awarding of contracts; coordinating with consultants with regard to techno-commercial negotiations.

²  Liaising with clients, architects, consultants, Sub contractors & external agencies for determining technical specifications, approvals and obtaining statutory clearances. Coordination of contractual issues/works related to the project.

²  Reviews of project correspondences received and advise any problem areas together with identification of any changes/additions/deletions to the contract.

²  Preparing and negotiating subcontract agreements in conjunction with Purchasing and/or Subcontract Department.

²  Evaluation, negotiation and concluding agreement to costs and revenue assist to organize and put in place the client /customer required support services.

²  Coordinate warranties, performance bonds and insurance and ensuring that they are in place in accordance with the main contract and any subcontract conditions.  Actively draft all contractual correspondence and ensure follow up.

²  Ensuring that clear and accurate records of contractual matters are maintained and to monitor key dates, against dates defined in the main contract and any subcontracts.

²   Attending all meetings concerning progress, technical contractual matters, and assists in taking and issuing minutes of such meetings. Ensuring that notices and certificates are issued and received in accordance with the main contract and subcontracts.
