Responsibilities:
o     Coordinate the construction execution plan and framing of master construction plan and sequence with the project management and staff and with this master plan develop a detailed project schedule.
o     Supervise the preparation of the construction control plan and establish policies, procedures and reports for detailed scheduling and reporting using Primavera Project Planning software and/other planning software as suggested by the clients in accordance to the project specifications and requirements.
o     Provide logistics support to project management in the implementation of works, monitoring and preparation of accomplishment reports, progress computation and preparation of variation orders and recording all approved changes in the scope of work, schedule or costs and their effect on milestones and contractual commitments
o     Coordinate with the engineering management for the specifications, necessary data and drawings needed in inquiry documents given to sub-con bidders for their estimates on their proposals. Track and monitor the timely submission of the “For Construction” (FC) specifications, necessary data and construction drawings and progress.
o     Coordinate with the procurement team for the specifications, necessary vendor data/drawings and material/equipment deliveries and progress.
o     Responsible for communicating with Owner’s Representative (“OR”) with regards to schedules and invoicing matters.
o     Responsible for the Planning & Scheduling, Monitoring and Analysis and Study of Countermeasures, analyze the progress of the project as compared to current work plans and overall schedule, summarizing the results of the schedule analysis in the monthly and/or bi-monthly and/or weekly progress report. Collect necessary data for review of actual construction status & trend to make appropriate recommendations on corrective actions for the project/construction management review and actions.
o     Track and report the status of problem areas until they have been corrected or countermeasures have become effective, and provide the project/construction management with accurate and timely reports.
o     Develop and monitor the planned progress curves for each construction area and work category, based on the project specifications and procedures.
o     Forecast a future trend on the construction work progress, create and study the necessary countermeasures for correction base on the actual construction execution.
o     Conduct the weekly meeting with the attendance of area/block superintendents and category chief supervisors in which critical areas, progress status analysis, trend forecast and anticipated problems to which necessary countermeasures and catch-up schedules will be discussed and necessary countermeasures will be decided for the smooth flow and sequence of the projects.
o     Develop the short-cycle work program that will cover the period of a few months of the area work sequence and category schedules such as “Three Months Construction Schedule”. “Three Months Category Schedule” and “Weekly Category Schedule” this will reflect the latest work status and project the necessary countermeasures for maintaining the sound project flow and sequence.
o     Prepare cost comparison and evaluation reports based on technical proposal and bill of quantities submitted by the subcontractors for formation and selection of successful bidder. Prepares subcontract agreement for subcontractors and analyze the technical aspect of every items in FWBS (functional work breakdown system) in relation with the Scope of work, Supply and applicable Method of Measurement.
o     Evaluate and review the subcontractor’s estimated Bill of Quantities in accordance with the approved Measurement Method, Scope of Supply, Split of Work and Scope of Work of the Re-measure Contract between the Company and the Sub-contractor with the basis on the actual progress report.
